As the pillar industry of national economy, real estate industry has always been thefocus of national policy, for it plays an important role in the national economic growth andpeople’s livelihood. With large quantity, long construction period and great risk of real estate,financing becomes the key to its development. Therefore, finance becomes one of the mostimportant methods of administrative regulation. In recent years, with the real estate bubble,the regulation policy, especially the credit policies, it becomes difficult for traditional bankloans, especially for the small or medium-sized real estate enterprises. Real estate trust, withits institutional advantages and individual trust products as well as the innovativeness, comesto be the main financing channel for real estate enterprises.However, the safety, low profitability and liquidity of real estate trust products is still abig problem in China. The uncertainty in tax policy leads to double taxation burden, whichhas a great influence on real estate trust. As real estate trust has a short history in China, thereexists many problems in system, risk control and talent team construction, which results in theextensive real estate trust products. However, this kind of Chinese business model of realestate trust and the regulatory arbitrage business mechanism may not only increases the riskof real estate finance market, but also has a hedge against the national macro-control policies.The development of real estate trust business in China has reached a bottleneck period, callingfor new ways for further development.With the current macroeconomic regulation and control, under the guidance ofasymmetric information theory and agency theory, this paper has a thorough research of thereal estate trust, using the method of combining theory with practice, the empirical analysisand hierarchical analysis method and a perspective of the real estate trust company. First of all,this paper gives a comprehensive introduction of real estate trust; Secondly, this paperanalyzes the circumstances of real estate trust and problems for its growth; then, this paperprovides some options of the real estate trust, with the analytic hierarchy process; finally,there are some suggestions for a health, standard, rational real estate trust market.
