Study On Personal Housing Loan Risk Management Of PSBC QHD BRANCH

Since it was founded in2008, PSBC QHD BRANCH actively learn the successfulexperience from other commercial banks of their personal credit business, Starting with ahigh standard, gradually perfect the loan in the groping way, in short five years PSBCQHD BRANCH realized the leap-forward development of the personal housing loanbusiness. But because the found time is short and the experience of the risk managementis not enough, with the rapid growth of personal housing loan business， theNon-performing loans are rising at the same time. In order to control the risk of personalhousing loan business effectively, I made the following research in this paper:First of all, the paper analyzes the general situation of individual housing loanbusiness of PSBC QHD BRANCH, then describes the work flow of the individualhousing loan business.providing the basic information for subsequent analysis.Secondly，according to the basic process of risk management，by means of the riskidentification，specifying the seven kinds of risks PSBC QHD BRANCH faces.thenanalyzes the existing means of risk measure and the risk control of PSBC QHDBRANCH.The third, through the questionnaire and the surveys, carried on the comprehensiveevaluation of risk and risk management and concluded that the internal risk and the riskfrom borrowers are the weakest links in the existing management means of PSBC QHDBRANCH. Then adopt the method of the stress tests to analyze the risk that cannot becontrolled directly which from central bank and the macro environment, clear that theloan interest rate changes on the influence of overdue loans.The fourth, according to the previous seven categories of risk analyze the mainproblems of personal housing loan risk management in PSBC QHD BRANCH.Finally, giving the improvement measures aiming at the existing problem of sevenclasses of risk.
