In recent years,with the development of the national economy,the real estate market is booming and the housing loan demand continues to grow.In 1997-2004,personal housing loan balance of the major financial institutions in our country increased by 105.8 trillion yuan.But at the same time,the housing loan risk exposure levels are also growing.Faced with the risk of a sudden,lacking experience and ability of risk prevention and resolve non-performing loans,some banks can only temporarily shut down the business and slowly resolve this problem.Many banks hold the collateral,but they do not know how to reduce the number of non-performing loans,from the original lender into a "landlord."Based on the risk analysis of the individual housing loan business of H Bank Shandong Branch,this paper studies the risk identification,assessment,measurement and control of the individual housing loan business,and puts forward effective suggestions for its prevention and control of risk management.The full text is divided into seven chapters:The first chapter mainly introduced the research background research significance and research process of this article,and research results at home and abroad were reviewed in this paper.The second chapter introduced the basic concepts,risk classification and management of individual housing loan business and risk.The current situation of risk management of individual housing loan business of H Bank Shandong Branch was studied in the third chapter,including the current risk exposure of the bank and the related measures and the shortcomings still exist.In the fourth chapter,the causes and identification of the risk of personal housing loan business of H Bank Shandong Branch were presented.Then,this paper analyzed the causes of the risk from the four aspects of cooperative institutions,borrowers,collateral and bank management,and put forward five indexes to identify the existing risks.The risk of individual housing loan business of H Bank Shandong Branch was evaluated,using stress testing model and Logit model to evaluate internal and external risk factors to individual housing loan respectively,and applied to the model result.For chapter six,some improvement measures to the risk management of individual housing loan business of H Bank Shandong Branch,including the discussion of borrowers,cooperative institutions,banks and so on various aspects,were put forward.Finally,the full text is summarized in chapter seven.The main conclusions of this paper are as follows:H Bank Shandong Branch relies on its own business advantages and capital scale advantage,accounting for half of the personal housing loan business in Shandong province but the corresponding risk management needs to be strengthened.H Bank Shandong Branch personal housing loan business is faced with multi-factor risk impact.On the one hand is the influence of external risk factors,including the cooperation agencies,borrowers themselves,collateral and other aspects of risk,affecting the healthy development of business.On the other hand is the bank internal system is imperfect and the personnel quality varies.In order to promote the sustainable and healthy development of individual housing loan business,H Bank Shandong Branch should improve the risk management measures.Firstly,strengthen the risk management of the borrower from the aspects of the authenticity of the borrower's information,credit conditions,and the optimization of the system,and so on.The second is to strengthen the management of the partnership,including intermediaries and the regulation of the real estate developers.Third,we must strengthen internal management,by strengthening the credit personnel professional ability and quality,optimize the post settings,improve the monitoring system development,strengthen post-loan management and other ways to improve the risk prevention and control system.
