Urban rail transit has great advantages in the speed, point accurate, lesspollution, traffic, less accidents, etc., which can effectively ease urban trafficcongestion, improve transportation convenient level, improve the efficiency of publiccommuter and reduce commuting costs. So the Chinese government attachesimportance to and vigorously develop urban rail transit. Metro is not just atransportation tool, but also an industry, an economic. Metro as a safe, fast,comfortable, high transport efficiency of public transport, which can significantlyimprove the convenience of the residents along the travel and improve transportaccessibility; able to increase the development intensity surrounding land; able topromote social and economic development. These will promote the property pricesalong the metro, the impact on the subway also involves the government, real estatedevelopers and home buyers, and many other stakeholders. Therefore, the study ofthe subway not only has some theoretical value, but also has great practicalsignificance.Based on the literature review and theoretical analysis, using the hedonic price,we empirical analysis the impact of Wuhan Metro Line2to the along house prices. Atthe same time, combined with the future subway construction and operations ofNanchang, Nanchang Metro predictive analysis of the impact on the along houseprices and put forward corresponding countermeasures and suggestions from thegovernment, real estate developers and home buyers. This paper is divided into sixchapters on the structure. Where: Chapter1is an introduction; Chapter2is anoverview of the concepts and theories; mechanism along the subway changes onprices is analyzed in Chapter3; Chapter4is the empirical analysis in Wuhan MetroLine2Case; Section5chapter is the prediction and suggestions of Nanchang Metroimpact on along house prices; Chapter6is the conclusion and outlook.This study found that the impact of subway operation along the prices are not thesame. For example, Wuhan Metro Line2within a certain range and other things being equal, the distance to the subway station every increase of1km, house priceswill fall by9%. Its spatial effects are: prices affect subway within500meters of thesite is the largest; while in the500to1000m have some influence; degree ofinfluence in the range of1000to1500meters is further down, but did not affect1500meters significantly. In the analysis of the impact on the price of Nanchang,Nanchang Metro operations will promote housing prices along; but each siteincreases the magnitude and spatial effects produced vary. Finally, this paper putsforward the corresponding management, operation and investment advice that theGovernment should be reasonable planning business structure, optimize the layout ofurban space, scientific land purchasing and storage, improve government financingcapacity, optimize the industrial layout, and enhance the quality of urbandevelopment; property developer develop regional reasonable choice, tap the marketpotential, the scientific development of pricing strategies, improve profitability,meticulous planning, marketing and management elements use the subway; buyersshould thoroughly study of urban rail transit planning, considering factors such as thecurrent traffic conditions to rational and reasonable price to purchase a home in thearea.
