In the 21 st century,with the accelerated development of city scale and urbanization process,a large number of people are moving to the city.It promotes the development of economy at the same time,also brought more problems,such as traffic jam,traffic accidents and the lack of land,which poses a challenge for the city development in the 21 st century.The key to solve the problem is to improve and optimize the urban traffic system.In recent years,urban rail transit has become the most popular way of public transportation in the city because of its advantage of high efficiency,large volume,high speed,environmental protection and safety.It not only improves the travel convenience,but promotes the value of the surrounding real estate,regional value and the development of regional economic,with a strong positive externalities.But the value that rail transit brings has not been used in the subsequent development of rail transit,.At present,most of rail transit projects in China are in loss.Therefore,through the study of the influence of urban rail transit on surrounding residential prices,we can evaluate the external benefits of the rail transit and turn the external benefits into internal benefits.The study can effectively reduce the pressure of government finances and improve the profit model of rail transit,which has a strong practical significance..In this paper,I will study the effect of the urban rail transit on the price of the surrounding housing from qualitative analysis and quantitative analysis.In the third chapter,firstly,I generate the spatial distribution maps of rail transit and new housing with GIS.According to the evolution of the spatial distribution,I make a conclusion that rail transit can attract new housing to gather.In order to study the effect of rail transit on house prices in depth,I compared the housing price changes before and after the rail transit construction and found that the influence of rail transit on house prices are positive.Finally through combining the above analysis results,I analyzedthe mechanism of the impact of rail transit on housing prices from three aspects which are the location effect,economic effect and consumer expectations.In the fourth chapter,I collect the data of the price of new house which are around 2 km of metro line 2 and 3 in the city of Changchun from 2010 to 2016.Based on the data.I built the hedonic price model and make regression with SPSS.According to the regression results,we can analyze the influence of rail transit on house prices.Then through comparing the parameter results of the rail transit line 2and line 3,we can observed the difference more clearly.Finally,it is concluded that(1)the rail transit always has positive effects on the surrounding housing price;(2)The influence on housing prices are different in the period of construction and in operation;(3)In the year of construction starting and operation starting,the impact on housing price reaches its maximum,Finally,I put forward the policy Suggestions for government of Changchun.Finally,the paper summarizes the analysis results of the previous text and points out the shortcomings of the research,and also puts forward the future research.
