With the growing and expanding of our country of the real estate marketļ¼Œthe dealingmunbers of the real estate also has increased dramatically.Confirming the real estateprices reasonabliy in peopleā€™s lifehas become a indispensable,professional and technicalwork.The market comparison approach used widely in the real estate appraisal and it candirectly reflect the state of the real estate market, but in the theoretical research of ourcountry the real estate appraisal,at the extent, lags behind the rapid development of thereal estate market and the practical needs.The using of market comparison method is stillin the exploratory stage,it mainly study the valuation method of western countries andregions, therefore, using the market comparison method to perfect our country realestate valuation scientificiy has the great significance.Based on a valuation case, this paper illustrates how to use the market comparisonapproach to evaluate the price of the real estate,then, market comparison method isintroduced in the selection of comparable instance, the adjustment of the factors,assumptions and constraints, price calculating methods and so on.And summarizes themarket comparison method in the process of difficulties and problems existing in theapplication process in our country. The problom like comparable instance selection ofrandomness and factor correction is needed to look for scientific and reasonableevaluation model to solve the problem. Then, using the fuzzy mathematics into themarket comparison approach,the principle of sub-ordination and the principle ofselecting near to establish appropriate mathematical model,then,we will select theappropriate instances and calculate the price of the real estate.And we compare thecorrection of the precision of the market comparison method before and after to illustratethe feasibility of the model.
