Market comparison approach is very important in urban real estate appraise. This paper studies the application of fuzzy mathematics in the market comparison approach. Based on modern theory of fuzzy mathematics, a mathematic model of market comparison approach is built.This paper aims at these questions:1. On the basis of the characteristic of real estate, the limitation of traditional market comparison approach is analyzed.2. A better way to build the fuzzy mathematic model based on modern research is discussed in detail.3. The reason that error comes into being in market comparison approach is analyzed in this paper. Case study is provided, and the precision of this fuzzy mathematic model is proved by comparison of these two methods.4. Demonstrates the feasibility that fuzzy mathematic model combine with geographical information system. And an information system of appraisal of real estate based on urban GIS is designed in the paper.In the end, conclusions are made, and the development of fuzzy mathematics, the combination of ANN and fuzzy mathematics are discussed and prospected. |
