With the rapid development of China’s real estate market, real estate appraisalhas become an important part of the real estate market. Reasonable and effective toassess the value of real estate, is conducive to timely grasp the real estate marketsupply and demand and price changes, to provide evidence for related policies andmeasures for the administration. Yield reduction method is relatively commonly usedin the current real estate appraisal method. Real estate reduction rate is one of theimportant parameters for assessment of income approach, widely used in the realestate appraisal, a strong impact on real estate prices, it will change to real estatereduction rate have a big impact. But at present on the reduction rate of theapplication has some defects, Therefore, how to reasonably determine the reductionrate, make it more objective and accurate income approach is the current real estatevalue assessment of important subject need to be solved.At first, expounds connotation of reduction rate are introduced what is the natureof, what are the reduction rate of classification, as well as the factors affecting thereduction rate of general, regional factors and individual factors, etc; Secondly, tointroduce several kinds of commonly used method for determining the reduction rate,mainly including security risk rate plus interest rate adjustment method, marketmethod, the investment income sort insertion method, group legal measure, such as onthe basis of analyze the advantages and disadvantages of various methods, andproposes the corresponding improvement opinions; Again, combining the abovetheory is introduced, the principle of determining the reduction rate is illustrated, andthe suitable environment of various measuring methods in-depth analysis; Finally,regarding a commercial real estate as an example, through the real estate situation indetail in the case, combined with the article described the reduction rate of thedetermination method and applicable conditions, selected case with correspondingreduction rate method, using the income approach to make a reasonable estimate thevalue of real estate in the case, combining theoretical analysis and instance argument.
