In recent years, China’s rapid development of real estate industry, improve the housing conditions of urban residents, stimulating the growth of national economy, our country’s socialist modernization construction pillar industry. The current state of the macro-control of the real estate industry, financing difficulty. Real estate investment trusts (REITs) in recent years is the emergence of a new real estate industry financing. Its role is more, the first can increase the real estate enterprises financing channels, to solve the problem of insufficient funds; second can reduce the risk from the bank loan amount; third can let the public get to share in the real estate industry income. The development of REITs in China will be the inevitable trend of China’s real estate industry and the development of capital market. It brings huge benefits to real estate developers and investors at the same time, the risk of REITs which can not be ignored, how to carry on the analysis to the REITs and risk management effectively, it has important theoretical and practical significance to promote the development of China’s REITs sound.The author of this thesis tries to make a discussion on the current lack of and important system on the risk management of the real estate investment trust fund, want to establish the real estate investment trust fund risk management system of domestic plays an important role, and provide a solid theoretical foundation for China’s real estate investment trust fund. The research results of this paper are as follows:In the detailed understanding of domestic and foreign real estate investment trust risk theory and experience foundation, using the method of combining theoretical analysis and empirical analysis, the real estate investment trust fund risk of the targeted research. Firstly, the risk identification of China’s real estate investment trust fund and risk assessment are discussed, and then put forward the risk control strategies of China’s real estate investment trust fund, and finally the use of relevant risk identification, risk assessment and risk control strategy on the source or· century town real estate trust company to make a case study of risk management, on China’s real estate investment trust fund risk avoidance strategies, in order to reduce, avoid the risk of loss, and promote the healthy development of the real estate investment trust fund plays a certain reference role.
