With the deepening of reform and opening up and the pace of urbanizationaccelerated. Chinese overall economy grows rapidly, which promote the developmentand prosperity of China’s commercial market. The commercial property market growsrapidly, while there are lots of problems in its development and management, such assingle management target, out-of-date management thoughts, management inefficiencyetc. In order to improve their competitiveness and the performance of the commercialreal estate project, the investor need to adopt scientific integrated management thoughtand method to guide the construction process.Traditional commercial real estate project management mainly focused on the timelimit, cost and quality for a project, integrated control the three major goals, and can’tpay attention to the interaction relationship between the targets. The goals are viewed inisolation when they implement management, that lead to cannot achieve themulti-objective comprehensive benefit maximization. The studying of Integratedmanagement pay attention to the optimization of management plan, ignore the dynamicmulti-objective integrated control of project implementation process, can’t solve theproblem of integrated management system in commercial real estate project actual.Therefore, the theory, method and practice application of the multi-objective integratedcontrol of the commercial real estate projects need further research, to adjust thedevelopment of commercial real estate management requirements.Firstly, this paper present the thought and connotation of earned value management,the structure of earned value management system and dynamic control method ofearned value management, expounds the concept of commercial real estate,analyses itscharacteristics, which lays a solid theoretical foundation for the application of theearned value management in commercial real estate project. Secondly, the paperanalyzes the commercial real estate project management target system. In order torealize integrated control of the whole process of commercial real estate integratedcontrol. this paper introduce the earned value method to multi-objective integratedcontrol of commercial real estate, aiming at the shortcomings of the traditional earnedvalue method to make the corresponding improvement. On the basis of the three majormanagement goals, the paper adds the security target and environmental target, which reflects the comprehension of integrated management. The improved earned valuemethod uses time units to measure project time schedule which can more conform to theobjective conditions. Finally, Carries on the examination through the specificcommercial real estate project example to multi-objective integrated control method,and verify the goal integration model feasibility and effectiveness.
