With the further development of urban construction, real estate plays a much more important role in the national economic system. From2003to2012, the average price of residential real estate in Ningbo jumps from2,541Yuan per square meter to11,385Yuan, the speed and the amount of increase in Ningbo City is among the top in China. A research on the influence factors of real estate price helps to acquaint ourselves with the present situation of the real estate market and is meaningful to the development of real estate as well as Ningbo economy.Based on the research results at home and abroad, this article analyses the influence factors of real estate price, and also indicates its features and rules. The theory of four main views of commodity price in economics helps to find out the four influence factors of real estate price, which are macro-economy, demand, supply, as well as other influence. Combined with the general situation of Ningbo City and the development of real estate market, this article also analyses every single influence factor with historical data. Meanwhile, it demonstrates the main influence factors for Ningbo residential real estate price, and collects data accordingly for a data pre-processing. Finally, multiple linear regressions model is cited for an empirical study to get the conclusion.
