Abstract:June29,2010, approved by the State Council, the Ministry of Finance launched an exclusive, Cinda become the commercial transformation of the pilot, toward the direction of financial holding group.For the transition after the Cinda, its main business has undergone major changes, no longer in the policy to divest non-performing assets as the core, but to buy commercial bank bad assets packages in market ways and focus on promoting the commercial business. Since2009to carry out commercial acquisition, combined with the development of China’s real estate market, Cinda Real estate acquired commercially business is booming and has been dominant in the commercial business.This paper based on the traditional real estate credit risk prevention and control theory, drawed on the experience of domestic and foreign financial institutions on the real estate financing mode, emphatically analyzed the Cinda Yunnan Branch real estate business current situation and problems of the acquisition business model, optimized of Z company’s existing real estate commercial acquisition model, and from the angle of risk management put forward suggestions and countermeasures. For business development and policy formulation of Cinda Yunnan branch,it provides the theory basis and also has a strong practical significance.
