In recent years, the real estate industry has a boom increased. Then followed with that the real estate mortgage appraisal also has a rapid development, and it has gradually became the main business types of real estate appraisal, real estate mortgage evaluation specification or not directly related to the evaluation of the healthy growth of the industry, and it will influence the healthy development of the financial industry. Real estate mortgage appraisal has risks, and most people agree this view. Then how to identify these risks and avoiding these risks have become assessment concerns of the people in the industry.From the perspective of the real estate mortgage appraisal industry, this paper firstly combed the research achievements of domestic and foreign scholars, on the basis of the comprehensive domestic and foreign real estate appraisal theory, the evaluation of real estate mortgage risk such as the types, causes of problems are analyzed. Then use analytic hierarchy process (AHP) combined with fuzzy mathematical model of real estate mortgage risk evaluation model is set up, mortgage of quantitative assessment of risk in order to achieve the purpose. Finally, the specific combination of Chengdu real estate industry and the actual development of the financial industry is expounded and empirical analysis, which summed up the practical opinions and Suggestions of preventing risks, provide a reference for appraisal institution to preventing risks of real estate mortgage appraisal basis. Evaluation for the appraisal institution in advance the specific understanding assessment case of the risks, so as to pay attention to the related risk prevention in the evaluation process, to prevent refused to accept the assessment commissioned by assessing risk is too high. This model can provide against mortgage appraisal institutions roughly assess the reference of the risk, has certain theoretical research value and practical significance.This article mainly has six parts.The first part is introduction, mainly introduces the research background of this paper, the research status at home and abroad and the research methods of this article. Research methods are divided into normative analysis and empirical analysis, combining theory with practice, to make this article more realistic.The second part mainly concept definition and relevant theories of real estate mortgage appraisal review, including rent of land theory determines the necessity of mortgage valuation; Land supply and demand theory influence real estate future earnings; The value of real estate location theory influence the real estate mortgage valuation; Land law diminishing returns to scale benefit. At the same time, introduces the elements of real estate mortgage appraisal, including evaluation methods, evaluation purpose, evaluation principles, evaluation point, etc.The third part is a discussion of the real estate collateral risk assessment. Mortgage to assess risk can be divided into environmental risk, technology risk, operational risk, four types of professional moral hazard. And explore the reasons.The fourth part is the real estate mortgage assessment and quantitative risk evaluation, this paper introduces the risk evaluation model for the evaluation of real estate mortgage, the risk quantification, and has carried on the case analysis, validate the feasibility of risk evaluation model. A quantitative analysis and evaluation of real estate mortgage risk. According to the analytic hierarchy process (ahp) and fuzzy mathematical model set up mortgage risk evaluation model, select quantitative risk of actual case, the evaluation model is practical operability.In the fifth part, it has reviewed and analysis of the actual situation of Chengdu mortgage assessment, and according to the actual situation to find the problems and hidden dangers.
