In recent years,the loan business in China has gradually changed from credit loan to mortgage loan,among which the operational real estate has become an important part of the mortgage loan due to its real property characteristics and stable profitability,and the evaluation of the mortgage operational real estate has become a key step in the mortgage loan business.Because our country real estate market and the appraisal industry started relatively late,and since 2007,when the us housing market triggered by the subprime crisis,people begin to pay more and more attention to for guard against financial risks,so the discussion of the real estate mortgage appraisal has its necessity,for the present our country real estate mortgage appraisal usually use the traditional market method and cost method and income method,the evaluation of market value does not reflect the risk of mortgage and mortgage this specific assessment purpose of the impact of its value,or overestimate that Banks and other financial institutions to undertake the risk of harm its economic interests,Or the undervaluation makes it impossible to maximize the use of capital,which greatly increases the risk of the financial industry and is not conducive to the healthy development of China's financial industry and real estate industry.Based on business real estate as an example,this paper first to the real estate mortgage and real estate mortgage assessment one by one,discusses and analysis,found its differences with traditional real estate appraisal,again,from the perspectiveof the original three evaluation methods,to study the applicability and limitations,and on the basis of the original evaluation method and income method,on the improvement.This paper first discusses the concept and characteristics of real estate mortgage,and real estate mortgage assessment involves the theory,then analyzes the main factors of real estate mortgage appraisal,including the evaluation purpose,evaluation principles and evaluation point,and then analyzes the features of the mortgage business real estate appraisal,as well as the need to pay attention to problems,and in view of the existing study of mortgage of real estate appraisal method,found its applicable conditions and limitations for mortgage purposes under,and on the basis of the income method is improved to its,improvements will be divided into two points.First,the characteristic price model is introduced in the estimation of the parameter of future income in the income method to analyze the relationship between each characteristic variable and the price of operational real estate,so as to make the estimation of expected income more objective.Second,it improves the result that "the market value obtained by the income method is the mortgage value",introduces the concept of mortgage risk coefficient,constructs the mortgage risk index system,and elaborates the whole evaluation process.Finally,through the evaluation of an example,based on the idea of improvement to its actual estimation,demonstrate its feasibility and operability.
