Abstract:In the21st century, the rapid development of the real estate industry, the changing of real estate market, along with the state has promulgated a series of stringent market regulation policy, the real estate business more frequent between the survival of the fittest. In this context, real estate developers are forced to put the business focus and difficulties on reducing the project cost, controlling the enterprise operational risk effectively and controlling the financial risk comprehensively, only in this way, to ensure that the company’s competitive position in the real estate market.As an important control systems in real estate enterprise, internal accounting control systems play an important role in the control and prevention of business risk and financial risk. The internal accounting control has been one of the key factors in stabilizing enterprises and sustainable development.Based on theories and practices, the paper take the Changsha Company of Huayuan Property Co.,LTD for example and research its internal accounting control to aim at the optimization of the internal accounting control measures, to get the ascension of operating efficiency, and also to ensure the realization of business strategic objectives. Firstly, this paper analyze the current situation of internal accounting control.Secondly, on the basis of the previous analysis pointed out that the internal accounting control problems of the company. Thirdly, the paper sums up the characteristics of the company and through the optimization of the internal accounting control to put forward a series of optimization of its internal accounting control measures, which focus on the improvement of the business level of internal control. Finally, by the analysis conclusions, establishing and perfecting internal control system is one of the significant factors of the enterprises to achieve healthy and sustainable development.Through analysis and research of this paper, on the one hand, provide solutions for the Changsha Company of Huayuan Property Co.,LTD to perfect the internal accounting control, on the other hand, provide some reference and inspiration for the domestic listed company or other relevant enterprises to establish and perfect the internal accounting control.
