In order to suppress the real estate industry irrational development, promote socialstability, balance the economic development pattern, beginning in2010, the state promulgateda series of regulatory policy, fast growth to suppress the real estate price, quantity balance ofreal estate enterprises, guide the normal and orderly development of the real economy.Through the implementation of the national macro-control policy, the competition among realestate enterprises more incandescent, real estate price growth is slow, because the real estatedevelopment required raw materials costs, the cost of land and labor costs are also rising,ultimately leading to the real estate enterprise profits continuously atrophy. In the national realestate "country of five","financial ten","property tax pilot" and so on a series of policy driven,real estate development enterprises are facing increasingly complex policy environment, if thelack of research on the related laws and regulations in real estate and real estate macro policy,can not grasp the real estate investment and special real estate business characteristics, willbring very high risk management for enterprises. Therefore, the implementation of newprojects of real estate enterprises need a systemic risk management method and riskprevention and control measures, the risk assessment and guidance on project investment.The research of this paper is to classroom learning theory knowledge and the concretepractice, the project risk management theory into real estate development management,system analysis and risk characteristics of the real estate development projects, thus summedup the real estate development project risk management framework suitable for the situationof our country, construct the risk management system including real real estate developmentproject risk management organization and objectives, risk management, risk control, riskprevention and avoidance measures, the real estate development project, the applicationsystem management system to improve decision making in real estate project risk awareness,enhance the project development risk prevention and risk coping ability of real estateenterprises, and promote the real estate project development, guarantee the profitability ofenterprises.This thesis chooses the Xi’an city Real Estate Company ZQ M development project asobject specific analysis and research, the M project’s geographical environment and economic environment has carried on the thorough analysis, has conducted the system research anddevelopment mode of market positioning of the project, based on the actual situation on theproject, starting from the qualitative analysis and quantitative analysis of two hand, possiblerisk events on ZQ Real Estate Company M all stages of project development are discussed inthe paper. From the risk identification of different stages of the project, the risk assessment byusing the theory of professional tools for qualitative and quantitative analysis; and putforward the concrete and feasible project risk prevention and coping strategies, so as to helpthe ZQ Real Estate Company M project ahead of schedule risk identification, to takecorresponding preventive measures, so that the project can be in accordance with the planningobjectives smoothly, improve the correctness and the reliability of the operation of the projectmanagement, risk management, risk management become passive to active, to obtain goodeconomic and social benefits, but also for the risk management of project of Chinese realestate development to provide reference.
