The “viager” is a French type of real estate exchange, where the buyerbuys a right to inheritance. The price is defined in two parts. A“bouquet”, that is, a capital that is first added to the buyer, and a returnthat will be paid to his death. The capital represents only a limited partof the total price, generally about20%, and the yield was defined infunction of the inflation.There are a variety of advantages for the seller, which is considered inthis thesis. Among other things, there is the possibility of home use,and to prove his life style.There are also a variety of advantages for the buyer, which is alsodetailed. Among other things, the possibility of an apartment cheaperto buy.The viager was once a very common type of exchange, especially inthe XIX century, when there was no obvious insurance and returnsystem. It is still rare in the course of20th century. However, he hasbeen gone since a decade back to tendencies, this market hasdoubled between2005and2008. The aim of this work is to explain thisnew life of the viager.This thesis is divided into six parts. The various kind of viager will beexplain, also the advantages and disadvantages of this exchange forthe seller and buyer. Then, we will develop the calculation system andthe methods of the specialist to apply this transaction. Moreover, wewill study the evolution and ethic contestation about this topic. Tofinish, we will see which future has this transaction in France.
