The real estate industry as a pillar industry of China’s national economic development, fromthe late90’s in the last century has developed rapidly in our country, in recent years is ushered inthe peak period of development. With the continuous development of social economy, theurbanization process of the city continues to advance and resident’s living environment constantlyimprove, real estate investment will remain with sustained growth of the industry.Real estate is a higher degree of dependence on land resources industry, with the rapiddevelopment of city real estate industry, more and more less land available for development, thecontradictions between the shortage of land resources and the demand increase increasinglyprominent. In the index system of land use is becoming more and more limited circumstances, thegrowing scarcity of land resources and land demand, led to land prices rose sharply. In such anenvironment,Guangzhou City Hall also accelerate the pace of transformation of “village incity”,gradually allow social forces,especially the real estate developers to participate inGuangzhou’s reconstruction of “village in city”project.This paper takes GuangzhouWYQ village as an example, through the combination ofqualitative and quantitative analysis, Combining Guangzhou "village in city" transformationpolicy characteristics, build “decision-making process of the village in the city” project, the threeprojects affect the decision-making process parameters--the profit rate, compensation amount,financing land price, The main research in the current compensation standard benchmarkgovernment regulations, on the basis of the transformation process, determine the transformationcost and in the reference standard of compensation under the project development profits, anduse hypothetical development method to calculate the reasonable price as well as the highestacceptable price, and to determine the reasonable compensation standards and the higheststandard of compensation.This paper takes GuangzhouWYQ village as an example, has the certain particularity, but thetransformation of villages in Guangzhou City, and many have in common, have referencesignificance to the similar project. Village of WYQ "village in city" transformation projectinvestment decision analysis, hope to provide reference for the development of this type of projectof real estate enterprises, also hope provide a reference to Guangzhou "village in city"transformation provide a reference.
