Real estate is one of the leading industries of our country, which has a pivotal rolein our national economy. In recent years, with sustained and rapid development of thereal estate industry, the domestic real estate industry ushered in developmentopportunities, while also facing the overheated real estate development, housing pricesartificially high, waste of land resources, financial risks and business management, andmany other issues behind challenges. In order to regulate the real estate market in ourcountry, to build a harmonious society and scientific development requirements, theChinese government formulated a series of policy initiatives to promote the healthydevelopment of the real estate industry, real estate companies while also need toimprove their operations and management level. The working capital of real estateenterprises maintains the survival of enterprises and the development and profitability,which has a very important position. And the real estate industry belongs to thecapital-intensive industry, with a large amount of investment, high operating risk, longdevelopment cycle, supply chain length and other characteristics, so the real estatebusiness need to improve the efficiency of working capital management,in order toenhance the competitiveness of the real estate enterprises.In this paper, the real estate enterprises’s working capital management efficiencyis regarded as the research object, starting from the basic theoretical concepts ofworking capital management,and working capital management efficiencycharacteristics defined, combined with aspects of the real estate enterprises productionoperations, working capital characteristics and content analyzed Status and Problems ofthe real estate enterprises working capital management, a key factor in the effectivefunctioning of the working capital impact. And the use of principal component analysis from the operational efficiency, operational ability, solvency and marketing capabilitiesin four areas of the real estate enterprises to measure the efficiency of working capitalmanagement, through the use of this method, the evaluation model of real estateenterprises to build working capital management efficiency, discusses the impact ofworking capital efficiency of the projects of the real estate enterprises performance, theuse of the model can be achieved to help business managers to analyze the efficiency ofworking capital management and evaluation purposes, thus providing a more scientific,intuitive management of the real estate enterprises managers basis, with a strongpractical. Finally, the real estate enterprises to improve the efficiency of workingcapital management strategies and effective implementation of scientific managementsolutions, to improve the market competitiveness of the real estate business, to takeeffective working capital management approach provides a guideline.
