With the strengthening of national macro-control,financial institutions continue to tighten lending to the real estate industry.As a capital-intensive industry,the real estate industry is facing increasing financial pressure.Especially,the small and medium-sized enterprises are facing more severe financing constraints,due to their weaker capital strength and financing capacity.Therefore,small and medium-sized real estate enterprises need to implement more effective working capital management strategies to strengthen their financing capacity and improve the efficiency of funds,in the current economic background.Based on the case of Qufu A real estate development company,the author discusses the working capital management of small and medium-sized real estate enterprises systematically.First of all,by the standard method,summarizes the characteristics and core issues of working capital management in the real estate industry.Secondly,by the case method,based on the analysis of external environment,elaborates the working capital management strategy of company A,including general contents and the framework system of supply chain finance cash flow.Then,by financial indicators analysis,discusses the longitudinal changes of working capital management efficiency and the horizontal performance by compared with industry samples.And nakes preliminary judgment on the financial risk of company A under this working capital nanagement.By simulation analysis method,100,000 times of simulation experiments are carried out on the financial risk of company A based on the predicted financial statement data,so that analyze its potential bankruptcy crisis in the next five years.Finally,combined with the author,s practical work experience,puts forward some practical suggestions on working capital management strategies of small and medium-sized real estate enterprises.Through case study,the author finds that company A could alleviate the financing constraint and improves the working capital management efficiency under the working capital management strategy based on supply chain finance.But at the same time,there are huge financial risks and bankruptcy crises,which will continue for the foreseeable future.Based on the case study,the author analyzes the role and significance of non-standardized supply chain finance on working capital management from the enterprise perspective,and provides a new way of cash flow operation for small and medium-sized real estate enterprises.At the same time,the author reveals the financial risks of small and medium-sized real estate enterprises to draw attention to the potential risks.
