There has been a slight decline of the economic benefit in real estate market, under this condition, the limited profit space of those construction enterprises gets narrower and the market competition they face becomes more fierce. Everyone began to realize that if one wants to survive in this competition, he would not only improve his service level, make efforts to better the construction technology, provide the clients with high quality products efficiently, but also find the real cause of low benefit from the perspective of his own and try to reduce the production cost. But, as the construction industry has the characteristics of huge captical investment, long and easily-changed operation cycle, complicated project construction sites, large amount of units and people involed, it leads to a rapid expanding in market, operation environment and production scale. At the same time, the high cost of building materials remains and the production cost continues to rise. The consequence is that the turnover of captical slows down and the companies gets inefficient which seriously affects the enterprise normal production and profits. Related data has shown that in those big projects, building material costs account for 50% to 60% of the whole, some even higher. Therefore, to properly control the building material and logistics costs has become another construction enterprise profit-growth point.In this paper, it has summarized the related basic theory of inventory management in construction project under the background of construction supply chain, also pointed out the new direction of inventory management combining the characteristics of engineering construction. In the form of interactive research, we communicated with the logistics managers, analyzed the present situation and pointed out the main problems in enterprise inventory management of engineering construction. The problems mainly lie in the ambiguity of inventory costs, lack of logistics knowledge, building material field chaos, a large number of secondary handing and the plans which are not in conformity with practical engineering etc. The article also took out a selective analysis of inventory management model in construction enterprises, finally determined the most operational and practical dynamic storage model as the basic way to solve the problems of building materials inventory management. It pointed out the premised condition and implemented strategy of the joint management inventory, hence as the judgement for practical assessment on whether they can carry this mode. An empirical study on the case of project, discuss the feasibility of the theory.The empirical results show that, by constructing the joint inventory management platform, will be more scientific supplier choice, is conducive to the construction enterprises to obtain long-term and stable supply relationship, low material price, the quality of building materials. Application of dynamic storage model, makes the construction enterprises can reduce the inventory cost, minimizing the amount of storage at. More importantly, the rationalization of inventory in the enterprise cash flow, bring more profit for enterprises. It has provided a new idea of quantification and science for construction enterprise inventory management.
