Pension real estate market is a refining market of the real estate industry to a certain extentin the dawn of an aging society. With the increasing tendency of aging population in our country day by day, the traditional model of family pension has been highly impacted. At the same time, aging problem in our country comes along with the feature, like big amount, fast growth rate and the particularity of old before rich, so it’s not realistic to solve this problem just rely on the government. It is necessary to develop the professionalpension real estate industry, which is facing significant challenges and opportunities.But Chinese current pension estate policy is not clear, making the pension estate bear too heavy a burden in the development and management process, which is clearly contrary to the pension and welfare nature of the the real estate itself. To solve this problem, I think we need to assess the pension real estate industry’s tax levelwith a reasonable method and its influencing factors in accordance with the basic theory of economics, thus findingout problems of the current pension real estate tax system and developing roomin the self-development and management process of the real estate enterprises. Currently,scholars’ s research endowment for real estate still stay at the stage of theoretical research on its development mode, operating mode and management mode, while the quantitative research on the level of its tax burden has been a blank. In the mentionedbackground above, estimating pension tax real estate enterprises’ tax level and factors from a quantitative point of view has important theoretical and practical far-reachingsignificance.This researchproposed three progressive levels according to reviewing of relevant other studies:(1) The current real estate business of pension and tax levels was compared with other industries, so as to determining how much the tax rate in the real estate sector pension levels maintained in the other industries of national economy. Firstly,selected the effective tax rate(ETR) as a measure of the tax burden and defined its calculation method; then reviewed the real estate business of pension tax policy,summing up our endowment real estate companies to develop, sell and hold links implications of taxes, tax rates. Finally, selected 11 real estate companies as a sample which is calculated the effective tax rate of pension real estate enterprises. According to the latest national industry classification code table(GB/4754-2011) industry classification made by industry to January 1st, 2010 to December 31, 2013 for all a-share listed companies as samples,the extraction cash flow of these listed companies from these four countries accounting period Guo Tai’an database table(direct method preparation) annual data were calculated ETR levels of various industries, real estate companies ETR draw pension at a higher level in various industries in the national economy conclusion.(2) On the basis of previous studies, the pension real estate companies higher level of tax burden is affected by six factors according to operating characteristics of enterprise for elderly: the mainly is tax burden, capital structure, capital intensity, company size, profitability and management level.(3) This research on the affect factor of empirical research endowment real estate business tax impact factors. This article has collected 2010-2013 China’s current pension of only 11 real estate companies balance sheets 2010-2013, 158 valid samples relevant data statement, statement of cash flows quarterly to establish an empirical model, using descriptive statistics and stepwise regression methods to verify the degree of influence of these factors on the pension burden of real estate companies.Innovation of this research is mainly reflected in the innovative on research contents: under the condition of no any quantitative researchon the real estate in China, this paper measures the real estate businesses’ tax burden level and seeks the factors,it also gives tax optimization suggestions of the real estate enterprises based on the quantitative research results.
