In China,real estate is a particular industry that has a significant influence on the whole society.Over the last decade or so,as a pillar industry,the rapid development of the real estate industry has made great contributions to the China's sustained and rapid economic growth.Under the new normal of China's economy,the growth rate of the shift period,structural adjustment pain period and pre-stimulus policy digestion period have made a "three superimposed" effect to the real estate industry,thus leading to a critical period of differentiation and transformation.As the micro-part of the real estate industry,the real estate enterprise has played a decisive role in the sound development of the industry.On may 1,2016,the real estate industry has took the final step of full implementation of the replacing the Business Tax with VAT,together with the construction industry,financial and life services industry,was included in the pilot range.The implementation of this policy in real estate industry is to help reduce the cost of enterprises,streamline the organization of enterprises,optimize the business model.It will have a positive effect on the sound development of the real estate industry.With the increasing range of the replacing the policy,different business shares different effects due to the enterprising methods,thus entrepreneurs and academics as well as tax authorities hold different views it.In this context,this paper has made an analysis to the corporate tax burden and business situation and studied impacts of replacing the Business Tax with VAT on the real estate enterprises.In theory,it will reduce the enterprise tax burden and the cost of enterprises and also improve the business situation.However,the replacing the Business Tax with VAT in real estate industry in China is still in the initial stage of exploration,so the real estate industry can only reduce the tax burden of the whole industry to a certain extent,and cut the cost of the enterprise.At the mean while,it will still lead to the rising of the tax burden and the Operational challenges of some enterprises.This paper analyzes the causes of the rise of the tax burden from the tax rate,the input tax and the tax transfer,and analyzes the causes of the challenges faced by the enterprises from financial accounting costs,invoice management and personnel management.From the two aspects of government and enterprise put forward the corresponding solution;finally summed up the full text.This paper is divided into the following six parts:The first part is the Introduction.This paper introduces the research background and significance of this paper,and summarizes the research at home and abroad.It also introduces the research methods and ideas,and the pros and cons of this paper.The second part is the basic theory of the influence of the replacing the Business Tax with VAT on real estate companies.This part introduces the basic concept and characteristics of business tax and value-added tax,and puts forward the five theoretical influence of the policy.And it derives the formula of the impacts of thepolicy on the enterprise tax burden and operation conditions.The third part is the analyze of the development status of real estate enterprises from the macro and micro perspective.Macro aspects:through the tax burden between different industries to understand the overall tax situation of the real estate industry;and use wind database to provide the real estate industry data respectively,including operating costs,operating income and operating profit of three angles analysis of the overall operation of the real estate industry.Micro-aspect:use the financial data of the Shanghai and Shenzhen listed on the main board A real estate business as the object of study,based on the financial reports from the wind database,the Oriental wealth network and the various real estate listed companies,and use the 35 The real estate listed companies that real estate makes more than 96%of the company's main business as a research sample to analyze the "increase" after the enterprise tax burden and business situation.The fourth part is the empirical analysis of the impact of the Replacing the Business Tax with VAT on the real estate enterprises.First,the panel data model analysis is carried out by using the quarterly financial data before and after the 35 listed companies in the third chapter.And then use the subject field research data to make descriptive statistical analysis.The fifth part is the analysis of the reasons.Includes the reasoning for the deterioration of the business situation are carried out in light of the current situation and the empirical research.The sixth part is the countermeasures.These countermeasures are put forward from the government and the enterprises perspectives to the real estate enterprises after replacing the Business Tax with VAT.
