in order to carry out the scientific development of land management, The land administration department requires understanding the change trends of the land price in targeted urban areas, and they need to know the average price of all land uses within the target area. Benchmark premium is a macro-economic measure to a land-use value in certain areas of the city space, and within a specific period of time. this measure needs to reflect some of the basic economic situation in the city limits of the land market.With the development of our Market economy, Various systems are constantly improving and developing, which includes the land system. At this time, the Land evaluation method also need to make some changes and the development. the most immediate needs of these is the indirect assessment methods to direct method, which is the trend of land evaluation. This direct assessment is based on benchmark land price system and parcel of land price system, which is a representatives of direct assessment.In this paper, the main idea of fitting the model application analysis in general is: we make sample data a "distribution" of the entire study area by fitting of the computer under reasonable algorithm.The main results of this paper are:the establishment of a mathematical model to fit the land price; through applied research to verify the feasibility of the model, and pointed out the possibility of subsequent development model.
