The results of the study show that, in recent years,accounted for the proportion of total energy consumption of the whole society, the consumption of China’s construction industry has continued to rise, and in 2020 the mumber will reach more than 35%,then the construction industry’s consumption of the energy will exceed the industry’s to become the highest in the society. So it’s really ergent to promote the development of the green building industry.To further promote the development of green building, the Chinese government has down a lot:for example,to publishe the encouraging policy, to improve the green building evaluation standard and certification system, to strengthen the technological exchanges and so on. It is obvious that the green building in China will development fast. At the same time, the State Council has issued a series of real estate control policies that make the housing market go to pot, many real estate developers have to turn their attention to the commercial real estate, to find new way to combine the green building with the commercial real estate,or to do the project more careful or more close to nature.Project cost management is the key link of enterprise profit, it is also the key to promote the development of the green commercial real estate.So,to explore reasonable control mode of the green commercial real estate project’s construction cost is the effective way to response the call of the energy saving.This paper briefly introduces the trend of the making the commercial real estate green under the environment of China’s real estate market,and then study the development of commercial real estate project, as well as the main theory of cost management of the real estate field,based on this, put forward the research on the necessity of make the commercial real estate green,and put forward a cost control model of the green commercial real estate project.The goal of the cost control model is to ensure that the building’s investment recovery period is reasonable,and it can be use with a low energy consumption in it’s whole life.In this model, a series of cost control measures of project cost control should be taken in the the construction period,but the the whole life cycle cost management philosophy has always been in the manager’s mind.The basic of the cost control model is the system and data sharing platform,base on this,the communication and constraint becomes easier.The aim of the cost control model is to promote the scientific design, construction and operation,and improve the effect of cost management.In the process of the project construction, project cost control system and data sharing platform is the foundation of the system of cost control,process control is the main path of implementation of cost control, the cost control data accumulation of each project will provide the reference for the next. From the practical level, the research achievements in this paper are beneficial to promote the green commercial real estate project’s scientific decision-making, cost management and effective control of the construction process,and can further promote the development of China’s green building industry.So I think the this paper has a certain practical significance and reference value.
