Real estate developers for a long time of high-profit industry, the development projectcost control is generally not too concerned about. But as the real estate market increasinglysaturated, the competition between real estate enterprises further intensifies, real estateenterprises want to survive in the fierce market competition and the development of long-term,to the whole process of cost control of real estate enterprise development project as the key.At the same time, countries and carry out a series of inhibiting excessive growth, for realestate enterprises has brought many unfavorable situation, cash-strapped developers to happen.In the state of real estate policy tightening under the big background, the whole process ofreal estate development project cost control is particularly important.Real estate enterprise’s profit in addition to increased sales efforts, open source throttlingcontrol development of project cost, is the important means to improve business efficiency.This study through the introduction of the whole process of real estate enterprise developmentproject cost control, according to the actual situation of some private real estate enterprise costmanagement, explore the stages of real estate enterprise development project cost control.Project investment decision-making stage, the need to have a clear marketing strategy andinvestment objectives of the project, predict project development risks, avoid risks in advance,to reduce costs to enhance corporate profits and market competitiveness; Project design phase,according to the project details such as address, environment to optimize the design scheme ofthe project, in order to achieve the effect of reducing the project cost, project cost control inadvance within the limitation of highest investment; Project bidding stage, the use of theevaluation of experts, professional construction bidding, introduce advanced technology andmanagement to reduce the cost, on the quality of development projects at the same time,reduce the construction cost of the project; Project construction and settlement stage,according to the reasonable construction schedule for project construction, strengthen themanagement of the construction process, using advanced technology to shorten theconstruction time, and finally to strengthen audit work of the project, a project development,the construction of the whole process cost control, from various aspects to optimize, controlof project investment.
