| Recently, people’s consumption ability was improved a lot along with the economic growth. And as the implementation of paid leave system and the increase of holidays, people’s demands for leisure and relaxing were increasing constantly, which promoted the development of the leisure industry of our country. The relevant experts foretold the arrival of the time of leisure in our country, and the leisure real estate, as the blend of leisure and real estate industry would draw public concentration. As a mountainous country, go sightseeing, exercising, and touring on the mountain were an old way of relaxing for its countrymen. So, the mountainous leisure real estate, as an important kind of the real estate, attached much attention these days. And it became the second homes of many people in order to escape from their working and living stress.As a newly-developing real estate project, the theoretical study and practical exploration of the mountainous real estate were both in the beginning stages, which had led to many problems in the actual exploitation, construction and management process. Such as, nowadays for the purpose of high profits, many developers excessively exploited the mountain resource regardless of the construction background of mountain natural environment; and the unreasonable using of resources, the serious urbanization phenomenon, substandard living environment and ancillary facility. In this content, this article aimed at build a comprehensive evaluation model especially for the mountainous real estate, based on the sustainable development theory and the particular mountain eco-environment, in order to alleviate the influence of the exploitation of real estate on mountain ecological and physical environment, maximize the benefits of the land resources exploitation, and enhance the sustainability of the mountainous real estate.Firstly, based on the research status and theory foundations, this paper defined the concept of leisure real estate and mountainous leisure real estate, and stated their characteristics and categories. Then, based on the relevant theories, such as, sustainable development, circular economy, low-carbon economics and green building theories, and the particular ecological characteristics of mountainous leisure real estate, the author came up with the comprehensive evaluation indicator system of mountainous leisure real estate, and built up the evaluation model through the analytic hierarchy process(AHP).
