Since 2000,the real estate industry of China has entered a period of rapid development,especially in the past decade,its development speed has been further improved.Just take the residential housing as an example,the per capital housing area of our country is 48.6 square meters,which is also in a high level from the perspective of international.To a great extent,the development of the real estate industry has promoted the development of the national economy,but at the same time there are also many problems.Because of the vast territory and large differences between regions,from the perspective of real estate market,the first and second tier city's housing prices rising,make the majority of people can only heave a sign to house.The small and medium-sized cities on the third or fourth tier are oversupplied by the limited population.Obviously,as for the first and second tier cities,should focus on the stability of the house price,and adopt the policy of limiting purchase and lending.And for the third or fourth tier medium and small cities,should focus on the reduce of inventor.According to the different characteristics of different cities,the corresponding promotion policy is adopted.This paper is a study of the real estate market of Linyi,Shandong province.Linyi is located in the south of Shandong.The real estate industry is the important source of the city's fiscal revenue,or it can be said that it is significant for the development of the urban economy.Therefore,the management of the local real estate market should be the key to the development of Linyi's urban economy.On the basis of fully investigating of the real estate market of Linyi,this paper systematically analyzes the development of the real estate market in Linyi.Through the deep discussion on the situation of housing supply and demand in Linyi,the paper holds that the future work of the real estate market in Linyi is to reduce the inventor,and put forward the corresponding policy suggestions.This paper is divided into six parts,the main content of each part is as follows:The first part is an introduction,which mainly introduces the research background,significance,research purposes and methods,research contents and research status at home and abroad.The second part is the theoretical basis of this paper,including the basic concepts and related theories.The third part is the Linyi real estate industry inventory status quo,problems and analysis,the main development in Linyi City,the real estate industry,the real estate market supply and demand,and analyzes the status questions and problems of current inventory.The fourth part is the foreign real estate to the stock market experience,mainly to the United States,Japan,Russia real estate inventory case analysis,summarize the experience and measures for reference.Countermeasures and suggestions to the inventory for Linyi real estate from the fifth part,actively absorb the stock of commercial housing,strictly control the scale of real estate control,strengthen market supervision,improve the real estate market barriers to entry and encourage real estate industry transformation and puts forward some suggestions and measures.The sixth part is the conclusion,and summarizes the research results of the full text.
