Unlike the real estate finance industry, business, its financial constraints, large-scale, long cycle, the traditional financing methods can not meet the needs of the real estate market, which makes the market an urgent need for new financing. This is real estate investment trusts provides an opportunity to market in China, REITs financing market for housing prices bring a new direction. But now at the stage of initial development of REITs, the imperfect aspects of the system led to its market, there are a variety of problems, such as:legal issues, tax issues, monitoring issues that affect the attitude of investors in REITs is need to solve the problem.This article is a case of CITIC sail Fund and the Fund’s US CIO analysis, by introducing the reader to understand the basic overview of both products. First introduced CITIC set sail from the underlying level, fundamental and technical analyzes in order to face it presented its shortcomings, and insufficient reasons were analyzed. Secondly, on the US CIO fund, due to the development of a long history of American REIT, first introduces the basic development of the US REIT, then introduces the CIO, through the financial analysis, fundamental and technical conduct of the CIO, and its advantages described shortcomings are analyzed.
