With rapid growth of national economy today, the real estate industry develops even faster. The overspeed development has led to unbalanced market and economy as well as inflation. The State has launched many control measures for intensive economy. At present,overall profitability of the industry follows a declining trend. To a professional real estate developer, cost control must be a top priority for development of the industry.To a real estate developer, process management runs through construction of an entire project. Process means a way to collaborate and solve conflicts in case buckpassing between all departments of a company. A project department shall be coordinated by functional body of the headquarters of the Group to create interfacing system and working procedures between department and department, leaders and subordinates. That is process. Now, for a real estate company, management is particularly important. Process has become a general method for collaborating and solving routine affairs between departments. Management and optimization of cost control process are the development priority of industrial development. The Author has worked for real estate cost control department for many years with much understanding.Cost process control system optimization must create new opportunity for profit growth of enterprises. In an era dominated by cash, the cost control process optimization and design of real estate project can recreate process for an enterprise. Process management has met new development opportunity with infused information technology.From streamlining and identifying cost control process, this Paper introduces the cost process adopted by L real estate projects by rules of the same, and then selects process links to be optimized for the problem links of cost control at different stages; through qualitative analysis, selects cost processes for optimizing priority, including cost estimation, design calculation, construction cost management, and project settlement; then analyzes in depth operation of cost process as well as cost estimation, design calculation, construction cost management and project settlement, identifies causes of problems, raises solutions against such problems, and optimizes/solves target processes.Batter process management reflects core competitive strength of business management.Scientific process management system supported by Internet office management software has been promoted among all large real estate companies. Process management formed by professional management software has penetrated into all links of corporate management and led to quantitative change of working efficiency and cost control in real estate. Today, with very convenient process management, all departments of real estate management companies are no longer separate duties performers. A department position has become the control node of the entire process management with closer collaboration and clearer department duties.Working efficiency depends on node plan implementation of process management. Human intervention is not able to constrain development of the Company. Introduction of office automation makes application of network more thorough and significantly improves efficiency of collaboration between process nodes. The working habit of the company staff has been replaced by computers in the era of information-based process management network.A good employee is defined by excellent execution of process management. All in all, the professional process management of the network era is no longer the usual work by rules but a generally comprehensive system process management. It changes the current company management pattern, and improves the department collaboration and assistance under rules,hence an unprecedented business management. It is not a business of the cost management department to well address process management, which is the necessary direction of department development. Management is no longer something of personal behavior but a direction of saving industrial development.
