With the development of economy and urbanizational process, shopping mall as a specific commercial property has developped rapidly in the main cities in our country. At the same time, it puts forward new demands to our commercial property management. In the competitive environment,combined with the weaknesses of the present commercial property management in our country, how to improve the property management of shopping mall and meet the diverse and increasing needs of consumers is the key point that this thesis attempts to focus on.Based on the brief analyzation of relevant research in the domestic and foreign of commercial property management, and the study of the history and current situation of China’s commercial property management development, this paper concludes the main problems that we are facing. By analyzing the development direction of the shopping mall’s property management, it’s necessary for JHC shopping mall to put the internal control of management into effect.By analysising the current situation and problems in property management of JHC shopping mall, and basing on the Internal Control, COSO Framework, Process Reengineering, and other related theoretical research and practical exploration, it puts forward the solutions in the security management, service management and team management, and some suggestions on the possible problems in the implementation process, then makes the research topic is more realistic guiding significance.On account of the above research and analysis, the internal control management of fine are applied in JHC shopping mall property management rationally and effectively, to carry out the main points of the daily property management effectively, to improve management level, to improve the point of management, the style of management, and the efficiency of management. At the same time, it will increase customers’satisfaction and enhance the shopping mall’s image gradually.
