After 30 years of development, China’s real estate has become an important part of the national economy.However, in the market competition gradually fierce, the real estate industry has gradually entered the fine profitnormalization, management state. In addition, influenced by the international economic environment remains in the doldrums, the macro-control policy to adjust the real estate industry in our country continuously, most of the real estate enterprises not only have to face the fierce market competition, also need to face all kinds of risks in the project development process. Real estate industry is a development cycle long, capital intensive, high risk industry,in this environment and play under the north pole, how to make the target effectively, we need to control the riskeffectively, and promote the development of enterprise long-term and stable, which also become the focus of manyReal Estate Company the.In this paper, the basic theories and methods for risk management of real estate project, applying this knowledge in San Yuan when real estate development projects. The project risk identification, evaluation, analysis and control. Using break-even analysis, sensitivity analysis and other methods of risk analysis, to be analyz the extent of the impact and importance of risk factors arising in the implementation of the project. And using qualitative evaluation, quantitative evaluation and analysis indicator layer fuzzy evaluation method to evaluate risk safety, technical, environmental, economic, contracts of the project. we believe that lower the overall risk of San Yuan real estate projects, the biggest risk of a security risk, followed by the technical, environmental risk, once again is a contract risk, economic risk minimization,and finally puts forward the countermeasures and preventive measures according to the specific situation of development project, to ensure to complete this project can be in the planned time, achieve the desired objectives. The success of some other related enterprises to establish their own preventive risk controlsystem to have the help very much, on the project risk in advance to identify, analyze and evaluate the risk, and take effective measures to regional risk, have a good reference.
