| In recent years, with the rapid development of China’s real estate industry, many companies have joined the ranks of real estate investment and construction. But the real estate industry is characterized by a large amount of investment, long payback period, the uncertainty of many factors, high investment risk and so on. In order to reduce the risk of investment in real estate industry and avoid the huge loss caused by blind investment, the scientific assessment should be on real estate projects, especially in risk evaluation. They are the important methods and prerequisites for developing and controlling of the risk.This paper is based on investment in risk of real estate projects the relevant theory. Combined with the research data of the domestic and foreign scholars in this regard, on the basis of full analysis and drawing on existing real estate projects in the assessment of the research literature, collect relevant data and apply the theory to the instance. In order to make better understanding of the entire real estate project investment risk situation and provide a scientific basis for investment decisions, analyze the project investment risk from the financial situation of TianYi real estate project.Currently, the analysis of the investment risk assessment always is the unilateral, the qualitative and the macro. Thus, there isn’t a relatively complete industrial real estate investment risk evaluation system and methods for investment risk assessment studies on real estate. Therefore, based on corporate finance estimates, this paper makes a more detailed and quantitative study for the investment risk assessment, and establish a relatively complete methodology in investment risk assessment for real estate projects.Combined with the investment evaluation methods in the real estate project and based on estimates on investment situation, the goals of this paper are to comprehensively apply the theoretical knowledge and research in the project evaluation, make investment risk analysis assessment to TianYi real estate projects. Then, draw a scientific and rational, comprehensive real estate project investment and risk assessment conclusions, provide the theoretical support of scientific data for the real estate business investment decisions. At the same time, provide a reference model for similar real estate projects in investment risk assessment studies. |
