It can be said that the commercial real estate project isbased on the circulation of commodities, real estate development projects. Thisdevelopment model is evolving in the industry specialization and economies of scaledriven by the people’s living standards improve and the country’s modernization processinevitable trend. Shopping centers and other types of commercial real estate projectdevelopment and the construction of the shopping district of the city is also a matter ofcourse developers sought after trends and the object of attention by the Government.For the government, aimed at planning of commercial real estate projects to promotelocal business, promote economic development and for developers, the development ofcommercial real estate projects aimed at profit. These two objectives to be achieved, akey issue is the most urgent needs of commercial real estate projects in the end bringmuch revenue, its main source of revenue for commercial real estate leasing and self,rather than the sale of real estate, then the commercial attractiveness of a projectnaturally become the key indicators to determine their expected revenue.China’s housing market environment, most of the developers aware of the strongprofitability of the commercial real estate, which led to the domestic commercial realestate boom, a large number of developers try fought in commercial real estate, butbecause a lot of development in recent years, resulting in commercial stock was toomuch, some developers have realized that it has been very difficult to achieveprofitability through sales, they have started from a focus on the number of properties toattach importance to the quality of the property changes, the concept in order to bettergrasp the quality of commercial properties, The attractiveness of commercial real estateprojects are obviously more important. This study is based on two purposes, on the onehand, the commercial agglomeration has become a world-wide business developmentpotential, China is still a considerable number of small and medium-sized cities need torely on such a development model for commercial development, and commercial realestate projects as commercial enterprises gathering platform, its attractive elements andthe corresponding weights research has certain practical reference, the indicatorsprovide a reference for government planners and developers decisions.
