In recent years, the real estate industry is booming in Chinese-style market economy, and has grown to become one of the important industry of the Chinese economy, it plays an important role in the continued, stable and healthy development of economy. However, the housing price rising fast because of the strong advocacy of real estate companies, and a large number of investors and huge sums of money turn into the real estate industry, the investment in some regions becomes overheated; On the other side, the real estate industry gradually entering the era of meager profit by the far-reaching impact of the financial crisis, therefore, to develop a good marketing strategy is more important for the real estate business operations. Generation of real estate marketing is the inevitable product of social development and well-developed economy, marketing is an integral part of the real estate business operations. Though marketing tools and strategies are rich and varied, the real estate companies still have many typical problems in the marketing process, so studying marketing problems of the real estate companies has a very real sense to develop a reasonable and potential marketing strategy, so that the real estate company will win in the fierce market competition.In recent term, the emergence of a new marketing strategy has greatly enriched the methods of real estate marketing, and expanded the market space of real estate. The real estate in Dezhou is just in the initial stage, housing price has a large rising space. With the further development of the Dezhou’s economy, the population continues to increase, and living standard continues to improve, so that the real estate’s demand is growing. The government is making the effective city planning and urban construction policies, so the investment environment is improving, that provides a powerful policy support for the healthy and rapid development of Dezhou’s real estate. After a short and stable development cycle, the development of Dezhou’s real estate will be another peak.In this paper, we study the marketing planning of the GaoDiShiJiCheng residential area project according to the status of Dezhou’s real estate. This project meets the national industrial policy and local-regional economic planning, it’s appropriate to the requirements of the economic development of Dezhou. It is important for the realization of the the Dezhou’s recent city planning, it plays an important role in the enhance of the people’s living standards and living environment, and promoting local economic development.
