Land capitalization is the objective requirement of the allocation of resources and capital flows to the economic regularity, playing a significant role in urbanization and industrialization development. Land capitalization refers to the land assets as a capital operation, formation of value-added in the movement. It is a process of bringing capital incomes for the right subject. The result of Land capitalization reflects the value of land, and the land price is the expression form of monetary of it.In recent years, "sell land to obtain wealth" becomes a local government funding source for the construction of public facilities. It is promote the rapid development of urbanization and economic growth. However, the limited land resources determine that we can’t unlimited sale land. At present, we should transform the traditional mode of land capitalization, exploring and innovating the mode of land operation. That is the objective requirement of the land resources for income generation.This paper constructed the land capitalization theory system, basing on Marx’s theory of land rent and land value. Through the connotation and nature, I rounded analysis the capitalization process in our country history of land system. Reference Guangzhou’s land transfer data, comparative analysis with public finances, I found that it is difficult to sustainable implement traditional pattern of land capitalization in our country. Finally, I use land capitalization formula to calculate the rest of cultivated land value in Guangzhou city. In the conclusion, China should explore a series of advanced land capitalization mode as soon as possible.
