Research On Transformation Development Of Central Urban Area Of Large And Medium-sized City

Recently, with the quickening of the urbanization process, the large-scale construction of new urban district has become a new trend and the transformation development of central urban area confronted fierce challenge. Therefore, for improving the overall level of development of city, the transformation development of central urban area has aroused wide concern and became the core factor of upgrade of the whole city.This article reviewed domestic and overseas relevant literatures, combined the theory of city renewal and transformation development of central urban area, to deepen the connotation of transformation development of central urban area and highlight the development of central urban area in the aspects of economy, society and culture etc. Taking the development of central urban area respectively in Shanghai and Tianjin as example, by using the method of combining qualitative and quantitative analysis,this article analyzes the current situation of central urban area of Chinese city and concludes that four characteristics, namely, sustained economic growth, city ratio decreasing, rapid change on industrial structure, remarkable trends on servicization, leading social development, perfect public service, abundant culture, rich historical atmosphere and the existing problem of limit of development space of new city, industry hollowing of central urban area, relatively shortage supply of public products resulted from ecological overload, shading down of culture. According to above-mentioned characters and problems, this article deeply dissect factors of limiting development of central urban area in Chinese city, that is, production elements diffusion, immature development of new leading industry, faultiness of the policy of "three renewal, one emigration", city development gradually steps into new normal stage. In order to quicken development of central urban area in Chinese city, combined the current situation of central urban area of city in China, factor analysis and experience of city renewal of developed country, this article offer a proposal that clearly definite city orientation, strength the ability of overall plan, promote the coordinated development between old region and new region by the way of industry integration, promote function of urban region by the way of public service and promote city grade by propagating cultural characteristics.
