In recent years, with the rapid development of social information technology, the content(sorts) and mode of online-shopping are also expanding, following with an increasingly prominent social impact. Compared with the traditional shopping way, online-shopping is an emerging consumption pattern. Its appearance gradually affects people’s consumption custom and travel frequency. As a result, it has an effect on the flow of people and consumption ability in traditional commercial district. On the other hand, the traditional commercial center has appeared a lot of phenomena like stores close and retail property vacancy, because of the increase of urban commercial land. In addition, the urban commercial land is not ingratiates the center of the city, but like a satellite city distribute around the city center, forming a secondary business circle. All of these phenomena happed above have an impact on the price of commercial land in the central urban area.Based on the above back ground, in this study, I focus on the effect of online shopping on urban commercial land and the central urban area of Chengdu is chosen as research area. At first, I’ll have a brief introduction of the natural, social and economic condition of this area. I’ll also analyze the current situation of online shopping. Secondly, questionnaire method and correlation analysis method are used to analysis the impact of network shopping on city commercial land price, these two method indicate that there is a significant correlation between online shopping and commercial land price from the perspective of quality and quantitation respectively. On this basis, the total retail sales of social consumer goods stripping commercial land average yield reduction method calculates the average premium for no online shopping and online shopping has influence effect of the average premium income, and the two land monitoring contrast analysis, and through quantitative analysis of the differences between the two degree and trend of influence the network shopping of Chengdu downtown commercial land.The main conclusions are as follows:(1) There is an obvious correlation between the network shopping and commercial land price in the city center of Chengdu. Survey results show that 81.52% of consumers, 79.88% of businesses believe that online shopping will influence the commercialland price of the central urban area, and show that online shopping and commercial center of the city land price are highly correlated; through the correlation analysis between the monitoring land price and online shopping, it is found that the correlation coefficient between the total social retail under the influence of network shopping and the monitoring urban land price is 0.961, indicating that the land price change of Chengdu central urban area is significantly related to the scale of online shopping.(2) We obtain the average land price without the impact of network shopping P1, and with the impact of network shopping P2 through the stripping of center urban area’s total retail sales of consumer goods and total retail sales of consumer goods data without web shopping by the income capitalization method respectively. From the point of the average premium, in the center urban area of Chengdu, the average premium is growing.Both of these are consistent with the monitoring commercial land price of Chengdu center urban area. And the average land price P2 is highly consistent with the monitoring one.(3)The influence of online shopping on urban commercial land price is increasing day by day and constantly obvious. The result indicates that the gap between the average land price without the influence of online shopping P1 and with the influence of online shopping P2 is becoming wider gradually, from 1.06% in 2008 to 11.43% in 2014. The trend analysis shows that the effect degree of online shopping on the average urban commercial land price will further increase in the future.
