Urbanization is one important feature of the Chinese society in recentyears. on the one hand, the city adjusting the internal site structure optimization toachieve the maximize value of land use; On the other hand continues to expand the landarea from the outside in order to seek new development space. Land prices are alsoevolving differentiation accompanied by both spatial and temporal, showed differentpatterns of land at different stages of development. In the context of the construction ofthe new urbanization, To achieve the requirements of the development of economicaland intensive land use, improve the quality of urbanization, Apply the price mechanismto guide the use of land is one of the important means. Therefore, it is necessary tostudy in-depth of time-varying characteristics and spatial layout structure of urban land.This paper uses selling land data for residential and commercial from2001to2012in Chengdu.Based on Digital Land Price Model, First, corrected the samples data byvarious revise in order to ensure the validity and comparability of data; Secondly, inorder to grasp the distribution pattern of the initial sample data, differentiation trendsand spatial autocorrelation, combining theoretical basis of the value of landresources,land rent and land prices, geostatistics for the exploratory spatial data analysis,And using Kriging spatial interpolation method to form different periods of the varioususes of land distribution; Then combined with the actual development ofChengdu-depth analysis of the law of land and space differentiation, Innovative uses ofperiods of Differentiation Law Study commenced in time and space. Finally, in-depthexploration of factors affecting its spatial and temporal variation regularity to predict thefuture trend of urban land price differentiation, give policy recommendations for thefuture of urban planning, urbanization, and land use.
