Real estate is a major component of our national economy, the development of social economy plays a vital role. At present, our real estate financing business large extent dependent on bank loans, less use of stocks and bonds and other financial instruments to finance corporate proportion. Such financing not only limits the size of the financing and development of real estate business enterprises, it will also affect the reasonableness of its capital structure, and to bring greater bank lending risk. With the rapid development in recent years, the real estate industry, real estate industry financing problem has apparent.Because of the real estate financing channels for enterprises over a single, real estate industry to seek new financing channels, establish a diversified, risk diversification in favor of financing system. REITs as an innovative tool for the real estate financing business may provide a new way of financing for the real estate business, either disperse financial risk and provide investors with better investment channels, to further promote China’s financial market development and improvement. The real estate investment trusts in overseas development is relatively mature, the US market has plenty of REITs development experience is worth learning from.This paper describes the theoretical and empirical analysis method, first through the trust financing basic research related to the theory, review of real estate investment trusts (REITs) financing situation, combined with experience in the development of the US market REITs and domestic companies to issue REITs WK successful case studies analysis. According to the case, our real estate financing business development REITs to conduct performance analysis, and recommendations for the development of real estate investment trusts (REITs) in China. We hope to be able to solve the financing problems of the real estate business, and promote the healthy development of China’s real estate industry to maintain macroeconomic stability contribute.This article contains seven modules. The first chapter introduces the background and significance of the introduction of the research, explained the research and innovation of the article discusses the research ideas and methods, summarized the relevant literature summary Real Estate Financing.
