Because Chinese real estate industry is closely related to the national economy, real estate market has undergone profound changesin the new normal, particularly themost difficult commercial real estate market, with the most competitive market of oversupply and a substantial decline in the purchasing power in the market at the same time, while E-commercein rapidly growth, as a result of whichbrings aboutmore brutal impact on commercial real estate tough already.The main contents of this paper are: Being the commercial real estate project, JS becomes a new marketing strategy under the new normal of economy and market of oversupply. By transforming the traditional business development model to the route of cultural tourism, a substantial increase in the experience commercialachieves sales success of JS commercial real estate project.This paper attempts toexplore the development and operation of commercial real estate for the second tier cities in the market of oversupply based on the research on marketing strategy of JS commercial real estate project, in the further provides valuable reference points for the transformation of the traditional commercial real estate developers.
