The increasing of national tourism leisure demand and project of tourism commercial real estate with the character of stable and continuous cash flow make some sensitive estate developers try to develop this kind of estate since2003. In order to satisfy a number of conditions to achieve the success of the commercial real estate project, some real estate company put their eyes on commercial real estate which they are not familiar with regardless of their weakness of resources. This lead to the failure of the development of project and enterprises will face pressure from economy and society. CS Real Estate Co., ltd invest on the project of CS commercial real estate in2005which is a new commercial center of Nanchang with set to food and beverage industry, entertaining and leisure center in a30square meters place. This project hold a goal of competition with Bayi business circle and make it possible to be business shopping park. However, since the project is built, shops investment leads to a failure. Nearly30square meters of commercial real estate is in idle state and the pressure of renting becomes enterprise’s burden. Since2012, the enterprise repurchase nearly four thousands of small property right and will finish the policy until2013. This thesis analyzes foreign tourism commercial real estate development mode and China commercial real estate project development mode of developed and developing city and summarizes the successful tourism conditions in commercial real estate project. Applying SWOT analysis method, make deeper analysis of CS tourism commercial real estate and re-plan the development of commercial center. According to the analysis of economic benefit, this thesis make optimization and operation of commercial real estate project come true. |
