At present, Urban Rail Transit in China has been in the stage of rapid development. We all know the convenience of urban rail transit, but the construction of urban rail transit is facing the problem of lack of funds. Some cities began to learn the experience of Hong Kong. They build commercial property in the subway station and the upper space. Subway operator rent out these commercial properties and receive rental income for reducing the financial pressure on the construction and operation of the subway. Under the above background, the paper studies the evaluation of the commercial properties’rental price in the urban rail transit station, expecting to get more accurate results and provide valuable reference for Station commercial properties’investment and healthy development.Based on the above purpose, this paper studies real estate appraisal methods and the theory of urban rail transit’s the impact on the value of real estate, summarizes previous research and Selects the market approach and the hedonic price method to assess the rental price of commercial property in the urban rail transit station. In actual applied process, this paper selects one Xop of Chengdu subway as the appraisal object, uses the market approach to assess its rental price according to the procedures of asset appraisal. Whatsmore, the paper makes an empirical study to get the evaluation model of Chengdu subway Xops. Finally, the paper analyzes and compares the advantages and disadvantages of the two methods. The results of the study can be summarized as follows:(1) This paper establiXes the index adjustment system of the market approach used to assess the rental price of commercial property in the urban rail transit station.(2) This paper establiXes the hedonic model used to assess the rental price of Xops in Chengdu subway.(3) According to the case of the paper, the evaluation result obtained by using the hedonic model is more accurate,but the two methods have their own advantages.
