The real estate industry is an important support for the national economy, the real estate industry is crucial to stability and development of the whole national economy of China’s role. The real estate industry’s every step of the healthy development are inseparable from the support of huge capital.Real estate development enterprises in financing excessive reliance on bank loans, is not conducive to the healthy development of the real estate development enterprise’s own development is not conducive to the bank.Risk management is a method of management to minimize the loss by recognizing, measuring and controlling risks. As a bridge of communicating venture capital and risk project, trust investment company plays a leading role in funding, investing and withdrawing of venture capital.In these ten years, because of the economic situation in China is good, the real estate market continues to heat up, the domestic most of the real estate enterprises blind to buy land, blind to investment, along with our country implements the fund policy tightening of the real estate,many real estate companies unable to raise funds and management difficult. Moreover, the current real estate enterprises generally exists the phenomenon of investment risk management, management disorder, unable to supervise and guide the role of real estate enterprises. Therefore it is imperative to strengthen the investment risk management, it is the lifeline of the enterprise.In this paper, the new item company commissioned trust funds for real estate investment as a case, the case based on the data, combined with knowledge of financial investment and risk management of project risk management. In this paper, analysis of the current situation of the company, and the risk of triangular summation method, financial index analysis method, sensitivity analysis, risk analysis and assessment, finally complete the company’s risk analysis to verify the feasibility of the project.The main conclusions of this paper:1. Risk factors is interrelated, Trust Investment Company should attach great importance to risk management, from the focus on system risk, non system risk investigation project. 2. Problems in risk management of existing problems, put forward various corresponding improving measures and Countermeasures of enterprises.
