Brownfield is industrial derelict land site which is often contaminated with harmful substances left by the urbanization and the industrialization. Brownfield reuse has drawn more attention from its stakeholders as well as scholars. However, the procedures of brownfield reuse are so complicated because of stigma that would bring more difficulties to assess the brownfield value. It is an important task to estimate the effects caused by stigma on the value of brownfield reuse.Based on literatures review about the assessment methods of brownfield value, the study extracts a mechanism about how the stigmas influence brownfield value, and analyzes the factors that affect the stigma, including the public perception to the degree of contamination of brownfield, and the degree of the contamination abatement, the degree of public awareness of brownfields, the degree of information transparency and the perfection degree of brownfields reuse systems, then further predicts the correlativity between the first four factors and the strength of the stigma. Based on these analysis by choosing Fuzhou as a case, collecting 78 sets sample data from 12 of brownfield sites and 131 sets of sample data from 30 brownfield sites for comparison, the study establish the housing hedonic price model of Fuzhou brownfields in order to probe on the stigma influence on brownfield value. The result is that there is a maximum 14% reduction on the brownfield housing's value in Fuzhou by computation the study tests the correlation between the public perception to the degree of contamination of the brownfield and the strength of the stigma. Finally, the study puts forward some suggestions about how to reduce the stigma of brownfield.
