In recent years,with the rapid development of automobile industry and significant enhancement of citizens' living, the prevalence rate of privatecars elevates dramatically. In the purpose of ministering the demand of parking, the number of commercial parking lots in Beijing moves ahead at agood rate. Thus, parking lot management has a distant influence on the encomics, traffic and enviroment of the city.However, in CBD(Central Bussiness District) of Beijing which has an extremepopulation density, there is a deteriorating conflict between the over-pricingand limit profit on the parking lots, cause of which is the various defects ofthe management of park lots.In this project, the underground parking lots in CBD of Beijing are used asthe research target, and the wage earners who have parking needs in this areaare set as research crowd. Thus, the parking lotallocation and pricing modelis built for optimizing. This research project has three purposes. First, alleviating the finicialburning of consumers by approriate pricing on the park lots. Second, risingthe efficiency of the parking lots in order to lighten the traffic jam in Beijing. Thrid, Improving profit of operators.This project first inquares about the current situation and the major conflicts ofthe parking industry of Beijing CBD, by personal interviews and questionnairesurvey. By the data collected, the choosing behaviors are analyzed byestablishing a discrete choice model, in order to estimate the undergroundparking lot demand. Then, two distinguished optimizing models are established andtheoretically analyzed, by dividing the parking lots into arrangementadjustable and arrange inadjustable. Last, the impact on the profit andpricing by various factors in the model is predicted by numerical simulation.The major conclusions are:(1) The model proposed in this project is effective, which can increaseutilization rate of parking lots, lower price of underground long rent parkingspace and improve profit of operators simultaneously.(2) Optimal pricing of long rent parking spaces is contributed by decision makers and different types of parking lots. However, the actual pricing range isdetermined by the relation between supply and demand.(3) Increasing demand play an essential role on improving the profit earnedby the operators.(4) Once the quantity demand is determined, the maximal profit of operatorshas been fixed. On the contrast, there exists one but only one strategy bywhich the operators could invest the minimal resource to gain the maximal benefit.(5) The parking managing fee paided by the operators has a strong impact on thefinal profit earned by them.
