The Research On Quality Management Improvement Of Real Estate Project Based On TQM

TQM(total quality management)takes product quality as the core,to establish a scientific,strict and efficient quality system,in order to provide all the activities that are required to meet the products or services which customers need.Total quality management is a management and control for all production processes,establishing and improving the quality system.So as to ensure product quality and improve customer's satisfaction.Entering twenty-first Century,China's real estate market develops rapidly,quality management becomes the key to ensure product quality.But in the real estate project quality management process,there are still a lot of problems.For example,simply to talk the theory of management,without making clear the core and purpose of the quality management;Quality management is only the site construction management,but not extending to the design,cost and other departments;The site quality management is only the work of the technical department,not to be full participating;Just talking the separate matter,be lack of summary promotion and continuous improvement etc.In view of the deficiency of quality management in the real estate industry in China,this thesis puts forward suggestions for improvement based on TQM theory.Including the customer as the core,full participation,the leadership to take the lead,the various departments to participate,cycle improvement,etc.In this paper,writer makes summary and list of the application of above improvement measures using in the domestic leading enterprises VK.At the same time,through an actual project,comparing the construction quality level to improve before and after the proposed practice,to find the differences and results.The practical results show that the construction quality is improved obviously after the application of the improvement suggestion,and get the feasibility of the idea of total quality management from one aspect.This article hopes that through the total quality management theory research and analysis,can give the new ideas and methods to domestic real estate quality management work and promote continuous improvement of the real estate industry quality.
