In recent years,China's real estate market gradually mature.However,with the high profits of the real estate enterprises,many problems are gradually emerging,and the development of the real estate industry is becoming a very important indicator of the development of the financial industry.Competition in the real estate industry has also shifted to internal management competition.In the new competitive environment,strengthening the cost management of real estate enterprises has become the key factor and core content of the development of real estate enterprises.In the premise of quality assurance,cost savings,and create greater economic profits.This paper studies the cost management of real estate development projects,through effective coordination,organization and control to achieve the goal of cost control,enhance the level of cost management,and improve the competitiveness of enterprises in the market.Based on the development status of China's real estate enterprise project,in-depth research on the current situation of the cost management of C real estate project,cost control and management for the real estate business in this paper,to explore the real estate enterprises from the cost control and management,mainly divided into several parts: the first chapter is the introduction.This paper mainly illustrates the background and significance of writing this article,at the same time,this paper analyzes the current situation of the real estate project management in our country at present,and the research methods used in the study are introduced,then the innovative points of this paper.The second chapter is a summary of the theory.This chapter introduces the theory of project management,including the basic theory of project management,the trend of project management informatization and the internationalization trend of project management.Secondly,this chapter introduces the project management maturity model.Finally,this chapter introduces the real estate project management theory,including the definition of real estate projects,real estate project management mode,the real estate project management organization structure,the main contents of the management of real estate projects and real estate project management process.The third chapter is about the current situation and existing problems of C real estate project management.This chapter focuses on the real estate project management problems are analyzed,including the stage management and project implementation,project organization structure,project management problems in late prophase management;finally,this chapter analyzes the reasons for the problems of project management.The fourth chapter is the reconstruction of C real estate project management model,including projectmanagement,strategic planning,project management model construction.The fifth chapter is the Countermeasures of the real estate project management.For the late project management problems,countermeasures,this article put forward the implementation of the objectives of integrated management,and strengthen the construction of property management,and project return visit.The sixth chapter is the conclusion and prospect.This chapter makes a summary of the full text,and draws the conclusion.At the same time,it points out the shortcomings and the prospect of the real estate project management.This paper utilizes the domestic and foreign management theory and scientific management methods,a more comprehensive analysis of the project management problems of C real estate project instance,on the other hand,it analyzes the existence of the real estate project management problems in the process from various aspects,aiming at these problems this paper puts forward the corresponding countermeasures,hope to be able to be the role of the solution to the problem.
