Barriers Impacting On Green Building Technologies(Practices) Implementation In Developing Countries "Case Of Rwanda Construction Industry"

Green building(design and construction)Technologies(GBTs)been advocated globally in the construction industry to address sustainability issues,but their implementation is still plagued with challenges.To achieve sustainable development goals challenges that hinder GBTs Implementation need detailed investigation.However,few studies have been conducted on the barriers to implementation of GBTs in developing countries such as Nigeria and Ghana.This research referred to Rwanda construction industry practices aims to investigate the critical challenges to GBTs within Rwanda construction industry.To achieve research objectives,through comprehensive literature review 26 challenges been identified,and a questionnaire survey was performed with 43 professionals with green building experience.The ranking analysis results indicated that 20 challenges were critical.The top three most critical challenges were higher costs of GBTs,lack of government incentives,and lack of financing schemes(e.g.,bank involvement).Comparative analysis showed that while the most critical challenges to GBTs implementation in the developing country of Rwanda mostly vary from that top challenges in all reviewed countries.Furthermore,factor analysis revealed that the underlying grouped challenges for the 20 critical barriers were government-related,human-related,knowledge and information-related,market-related,and cost and risk-related challenges.This research also showed that the most dominant of the five underlying groups was government-related barriers,which highlights the government's role in promoting GBTs implementation in Rwanda.This research adds to the green building literature by analyzing GBTs implementation challenges within the context of a developing country,which could help policy makers and practitioners take suitable measures to mitigate the barriers and thereby promoting implementation of GBTs.
