The real estate industry is the carrier of social reproduction and economic activities and the pillar industry of our country.But there is a jumbled in the current process ofreal estate development,including complicated approval process,fuzzy standard,long time examination,lacking of supervision and regulation etc.Although the government has been vigorously carried out the mechanism and system reform,but did not solve the problem.A thorough transformation of the old regulatory processes,streamline the regulatory process,improve the efficiency of management is a pressing matter of the moment.Firstly,the author reviewed the regulatory status quo of China's real estate development process from aspects of regulatory body,regulatory processes,regulatory content,regulatory means.Problems in this field are summarized and the reasons behind them are analyzed.At the same time,taking the United States,Britain and Australia as the object,this paper probed into the regulatory experience and enlightenment of developed countries in the process of real estate development.Combined with public interest theory,government regulation theory and public choice theory,this paper put forward the improvement direction of the real estate development process overall idea of government regulation and real estate development process supervision system and put forward specific measures.The main conclusions of this paper could be listed as below:problems of government supervision in the field of real estate development process includes the supervision of the main body between the linkage mechanism,weak regulatory process is not rigorous,lack of targeted supervision content and supervision lag;countermeasures for improving government supervision in the field of real estate development process consist of multi sectoral linkage regulatory framework,supervision model basing on Internet plus and efficiency-oriented supervision process optimization.This research problem oriented,specific analysis and resolve the disadvantages that exist in the development of real estate regulation.From the three levels of government regulation process reengineering opinions are put forward,including the current situation,the recent reform direction and forward looking.It wound meet the demands of the development of the real estate industry,saving development costs,reduce unnecessary social internal consumption,promote the construction of a service-oriented government.
